Processing fees for State Bank of Travancore home loans

Loan amount Upto Rs.25,000 - Nil

Loan amount more than Rs.25,000 to Rs.2 lakhs - 0.55% of the amount of loan, subject to a maximum of Rs.500/-

Loan amount more than Rs.2 lakhs - 0.55% of the loan amount, subject to a maximum of Rs.10,000/-

You need to make arrangements for insurance for the overall cost of the house.



Documents to be furnished to the bank

Besides two passport size photographs and completed application form (in photocopies), you also need to furnish the following documents to the bank while applying for a home loan:

1) Income Proof

For salaried individuals:

  • Salary certificate/pay slip demonstrating deductions.
  • Employer’s permission to deduct monthly installments from the income of employee to be credited to the loan account whenever applicable.

For professionals/self employed individuals/businesspersons:

  • Audited profit and loss accounts and balance sheets/income tax returns/income tax assessment orders/notes/reports of calculation of taxable income submitted for the past three years.

2) Documents to be furnished for renovation/construction of houses

  • A copy of the construction permit issued by the Municipality/Corporation/ Panchayat as necessary. In localities where construction permit is not necessary, a No Objection Certificate from the agency concerned.
  • A copy of the plan comprising site plan sanctioned by the Municipality/ Corporation/Panchayat/Development Authority as necessary.
  • Original and previous title deeds.
  • Project estimate sanctioned by licenced Architects/Engineers sanctioned by local bodies.
  • Possession Certificate
  • Most recent tax acknowledgments.
  • Title clear certificate from the attorney assigned by the bank.
  • Encumbrance certificate from the Sub Registrar for the past 15 years.
  • A proclamation cum guarantee from the borrower that he will not contravene the approved plan.
  • Appraisal report from the appraiser assigned by the bank.

3) Documents to be furnished for purchase of houses/flats

  • A copy of the title documents of the current proprietor.
  • A copy of the contract for sale.
  • A copy of the building tax receipt.
  • A copy of the land tax receipt.
  • Title clear certificate from the attorney assigned by the bank.
  • Encumbrance certificate from the Sub Registrar for the past 15 years.
  • Appraisal statement of the property and building from the appraiser assigned by the bank.
